Bethany is a master-planned community built around the Bethany Village Centre, with newer construction, a lake park and sidewalks everywhere. Oak Hills is a 1960s planned community of mid-century homes under mature trees, with its own HOA, a studio pool, tennis courts and a historic district designation. Same ZIP-corridor, different characters, and both are served by the Beaverton School District.

Both neighborhoods sit inside the Beaverton School District. Elementary options in and around Bethany include Bethany, Findley, Jacob Wismer, Bonny Slope and Cedar Mill, with nearby options like Rock Creek and Springville depending on address. Sunset High School and Westview High School are the high schools most commonly tied to the area, and magnet programs like ACMA (Arts & Communication Magnet Academy) are within reach. Boundaries vary by street, so always verify the exact address with the district.

Highway 26 runs right below the plateau. Nike World Headquarters is typically about 5 to 15 minutes away, Intel’s Jones Farm and Ronler Acres campuses in Hillsboro are typically about 10 to 15 minutes west, and downtown Portland is roughly 11 miles east, typically 15 to 25 minutes with MAX light rail as an alternative. Yes. The Oak Hills Recreation Center anchors the community with both a full-size pool and a smaller studio pool, plus a gymnasium, tennis courts, play fields, parks and walking trails. The HOA maintains the common grounds and recreation, and dues figures are always quoted live for the specific property.

The honest answer comes in two parts. New construction continues in parts of Bethany alongside townhomes and established homes. Oak Hills is resale-only, with 1960s mid-century homes that turn over gradually. We deliberately do not publish prices or listings on this site because numbers change week to week: ask us for current inventory and current pricing and we will give you the live picture.

Because a website cannot be honest about a moving market. Listings expire, sellers adjust and builders change phases, so any published number would be wrong half the time. It is an active part of the neighborhood, with builder phases that change through the year. New builds offer modern floor plans and warranties, and the trade-offs are lot size, location within the neighborhood and what the finished price includes. Dues fund the community’s pool, courts, gymnasium and common grounds, and the figures change over time. We quote them live for the exact home you are considering, and we will also tell you what the community has planned, because an HOA is a partnership, not just a bill.
