The freshest numbers, plainly
This is our October 2026 market snapshot for the Portland metro and Washington County, the market Bethany and Oak Hills sit in. It is a numbers update, not a prediction: the figures below come from named, published sources from mid-October 2026, and where sources measure differently we say so.
Three numbers anchor the current picture: the 30-year fixed mortgage at about 7.4 percent, a metro median sale price that held roughly flat in September, and inventory that keeps climbing. Here is what each means for buyers and sellers in this corridor.
Update, October 23: Freddie Mac's latest weekly survey, dated October 22, put the 30-year fixed mortgage at 7.32 percent, down from 7.40 percent a week earlier and from 6.19 percent a year ago. Rates have eased a little over recent weeks, but the honest picture remains rates in the low-to-mid 7s with day-to-day moves.
Update, October 27: Freddie Mac's most recent weekly survey is still the one dated October 22, which put the 30-year fixed mortgage at 7.32 percent; the next reading is due Wednesday, October 29. The honest picture has not moved this week: rates in the low-to-mid 7s, with day-to-day moves.
Update, October 30: Freddie Mac's survey dated October 29 put the 30-year fixed mortgage at 7.24 percent, down from 7.32 percent a week earlier and 7.40 percent two weeks ago. It is the first reading below 7.25 percent in recent weeks; the full late-October picture is in our new market post.
Rates: near 7.4 percent and holding
The 30-year fixed mortgage averaged about 7.40 percent as of October 15, 2026, per Freddie Mac's weekly Primary Mortgage Market Survey, up from 6.27 percent a year earlier. Other surveys in mid-October cluster in the same range, with Bankrate's national average at 7.45 percent on October 19 and Zillow's quote near 7.49 percent, so the honest takeaway is rates in the low-to-mid 7s with day-to-day moves.
That rate level is the single biggest number in a buyer's budget right now. On a 30-year fixed loan, each percentage point of rate is roughly $55 to $60 a month for every $100,000 borrowed, which is why we keep telling buyers to watch the payment, not the sticker price.
The market: September 2026 by the numbers
For the Portland metro, RMLS data for September 2026 put the median sale price at $545,000, essentially flat year over year, with about 4.2 months of inventory, an average market time of 68 days, 1,752 closed sales, down 7.9 percent from August, and 2,487 new listings, up slightly from a year earlier.
Different sources slice the same market differently. Redfin's three-month median for the city of Portland was about $518,000, down 2.2 percent year over year, while Zillow's typical-home-value measure put Portland near $527,000. The direction is consistent: prices roughly flat to a few percent off, more choices and a slower pace than the boom years.
What that means for buyers here
A market with 4.2 months of inventory and 68-day average market times is a balanced market with real leverage. Buyers can be choosier about condition and layout, ask for seller concessions and rate buydowns, and run a proper inspection without a dozen competing offers in the first weekend.
The financing still has to work, so get pre-approved before you shop and let the payment math set the budget. Our mortgage partner walks buyers through which strategies actually pencil out at current rates, and our step-by-step buying guide covers the rest.
What that means for sellers
For sellers, the new inventory math means realistic pricing from day one. The first two weeks are when a home finds its buyers, and a home priced or presented a step behind the neighborhood simply sits longer in a market where buyers have choices.
Sellers who prepare well, price with current local comparisons and disclose honestly are still getting showings and offers, just on a calmer clock. If you are weighing a sale this fall, talk to someone who sells this corridor every week.
The honest bottom line
October 2026 in one line: rates near 7.4 percent, prices roughly flat to slightly off from a year ago, more inventory, longer market times and negotiations that actually work. It is a workable market for prepared buyers and for honest sellers, and not a market for guessing.
